FIRST COLUMBIA OPENS THE MEDICAL CENTER OF NEW WINDSOR:

50,000-Square Foot Site Will be Home to Doctors’ Offices, Radiology and Imaging Center and State-of-the-Art Medical Equipment;

Family Practice of New Windsor Opens for Business; Other Tenants to Follow

ALBANY (October 24, 2002) — Residents of New Windsor and its surrounding communities will soon have an array of medical services conveniently located in one state-of-the-art building. First Columbia, a commercial real estate development company based in Albany, recently opened The Medical Center of New Windsor, an outpatient facility.

The two-story center, located on Route 207, is the third project to be constructed at New York International Plaza, a master planned corporate campus incorporating 260 acres adjacent to the Stewart New York International Airport. The 50,000-square-foot medical building will be home to doctors’ offices, radiology and imaging center and state-of-the-art medical equipment.

"Our original completion date was quite aggressive," said First Columbia Project Manager Mark Bette. "Since work crews broke ground in the spring, we’re pleased our design-build team was able to open this building for business by early October."

On Monday, Oct. 21, Family Practice of New Windsor — a six-year-old primary care physicians’ group managed by Mid-Hudson Family Health Institute — became the first medical practice to welcome patients to its new 7,500-square-foot office space.

"By relocating to The Medical Center of New Windsor, we’ll be able to expand our practice and give patients access to all levels of care under one roof," said Mid-Hudson Family Health Institute CEO David N. Mesches, noting that Family Practice of New Windsor is relocating to the building from Newburgh. "Our patients will not only be able to receive lab work and radiology services on site, but will also have access to a range of specialists."

One specialist group available to Family Practice of New Windsor patients will be Westchester Medical Center, a full partner with Mid-Hudson Family Health Institute, which plans to open its 7,500-square-foot suite later in the month. On site on a rotating basis will be several specialists offering tertiary-level care to complement specialist services already existing in Orange County.

Also slated to occupy the Class A space is St. Luke’s Hospital. The hospital’s outpatient facility will house a digital, state-of-the-art imaging center and dedicated women’s imaging suite. The 11,000-square-foot space will feature ultrasound and bone density testing, as well as digital mammography, xray, CT scan, MRI and PET scanning equipment.

Other tenants planning to move into the building in the near future include: Cardiology Consultants of Westchester (10,000-square-feet), which plans to bring nuclear camera imaging and stress test facilities; Children’s Physicians of Westchester (2,000-square-feet), which will provide rotating pediatric specialty services; and, HMO Healthsource/Hudson Health Plan, which will lease administrative and enrollment office space.

Besides The Medical Center of New Windsor, First Columbia has already constructed two buildings at the New York International Plaza — a 45,000-square-foot office building and a 215,000-square-foot light-industrial building. Over the next 15 years, First Columbia plans to build two million-square-feet of Class "A" commercial facilities, including a World Trade Center, corporate offices, hotel and convention facilities, research and development space, shopping and entertainment, and child-care and fitness facilities on the property.
